Several Maintenance Jobs in One Dubai Property? Organise the Work List First
A mixed list of repairs needs more than one broad request. Separate observations, desired changes and approval responsibilities before booking.

A loose bathroom fitting, a damaged wall and an AC concern can end up in one message: “Please send someone to fix the apartment.” That explains the general need, but leaves the contractor guessing which jobs require assessment, what materials may be involved and who can approve the work.
For a Dubai apartment or villa, organise the request before comparing quotations. Fix All Dubai's Apartment & Villa Maintenance service covers general upkeep, inspections, minor repairs, fixture adjustments and coordinated maintenance tasks. The actual work, availability and price still need confirmation for your property.
Give each job its own place on the list
Use a room-by-room list with a short identifier for each item. For example, “Bathroom A: tap moves at the base,” “Bedroom: visible wall damage,” and “Living room: AC cooling has changed.” These are observations, not diagnoses. Attach a photograph to the relevant item so the team can tell which room and fitting it shows.
Separate an existing fault from a requested improvement. “Assess a loose tap” and “install a tap I have bought” are different requests. Likewise, a wall that needs an assessment after damage is different from a planned colour change. Keep both on the list if needed, but do not treat them as interchangeable work.
Record when an issue appeared and any recent work you know about. Do not dismantle fittings, expose wiring or access unsafe areas to gather information. The contractor can identify what needs an on-site inspection.
Ask which jobs depend on another assessment
A visible mark and a request to repaint the same area may be related, but a photograph does not establish the cause. Ask the contractor whether an underlying issue must be assessed before the finish is restored. Avoid booking a cosmetic result on the assumption that it resolves an unconfirmed source of damage.
For a hypothetical property list, a ceiling stain could be recorded as one assessment item and the desired ceiling finish as another. The team should explain whether the proposed work covers investigation, repair, finishing or only part of that sequence. This is a planning example, not a diagnosis of your property.
If a leak is the main concern, use water leakage repair to describe the observed location and symptoms. For an AC-specific request, the separate AC cleaning versus repair guide helps distinguish the type of job.
Distinguish a work list from a maintenance contract
One enquiry containing several jobs does not establish an annual contract, unlimited callouts or a discounted bundle. Ask whether the proposal is for an assessment, a defined set of repairs or recurring maintenance, and compare offers on the same basis.
Dubai providers advertise different models: for example, Hitches & Glitches publishes maintenance subscription packages. That market example is not a Fix All offer or evidence that the same inclusions apply here. Fix All's quotation should identify its own agreed work and exclusions.
Keep quantities visible: the number of fittings, affected rooms or units can matter more than a broad label such as “general maintenance.” Ask which items are included now, which need further assessment, and which have been left out.
Clarify property access and decision-making
Identify who can arrange entry, approve the scope and authorize a change if the assessment finds additional work. These may be different people in a managed or rented property. Confirm the actual building or community requirements before agreeing an appointment.
As a specific community example, Emaar Community Management's Emirates Living FAQ describes an entry-permit requirement for maintenance service providers. Do not apply that example as a universal rule for every Dubai address; ask your own building or community manager what applies.
Share relevant access constraints, occupied rooms and any restrictions on when work can take place. Grouping jobs into one request does not guarantee that the same team can finish them all in one visit. Materials, specialist assessment and approved access can affect the plan.
Compare an itemised proposal and agree completion
Ask the proposal to map back to the identifiers on your work list. For each included item, establish the intended result, labour and materials boundary, any removal or finishing, assessment charges and how extra work would be priced and approved. Do not assume that every listed observation has become an authorized repair.
Before work starts, agree how completed items and unresolved items will be recorded. An item waiting for a part or further approval should remain visible rather than being lost inside a general “visit completed” message. Confirm any applicable follow-up terms for the actual work; no warranty or response-time promise is added by this guide.
Send Fix All Dubai your property location and organised work list, or request an assessment through Apartment & Villa Maintenance. Review the offered services and identify the specific jobs before approving a quotation.
